At Fairhive, our alteration requests are broken down into three categories. Before proceeding with any alterations in your property, you must first get our written approval. Please see below for more information on the types of permissions we allow and those you need special permission for.

Category A - no permission is needed

  • Gate
  • Compost bin

Category B - written permission is needed

  • Fencing
  • Lodger
  • Running a business from home
  • Driveways
  • Patio
  • Decking
  • Summer house
  • Water butt
  • External tap
  • Satellite/Aerial/Sky dish
  • External electric socket
  • Electrical car charging point
  • CCTV
  • 'Ring' (video) doorbell
  • Spotlight
  • Security light
  • Electric shower
  • Light fitting
  • Water or Smart meter
  • Cooker hood
  • Essential appliance alterations, e.g. washing machine
  • Tiling
  • Laminate flooring
  • Pet Flap
  • Caravan
  • Shed - (Backyard/garden only. As long as garden is not communal or if it’s a new build property, and that there are no planning conditions or site stipulations relating to structures not being permitted. Size no larger than 6ft x 8ft (1.8m x 2.4m x 2.4m). If a garden shed will be situated within 2 metres of a dwelling house boundary, the maximum height is not to exceed 2.5 meters.
  • Greenhouse (Backyard/garden only. As long as garden is not communal, or if it’s a new build property, and that there are no site stipulations from the Developer relating to structures not being permitted. Size no larger 6ft x 8ft (1.8m x 2.4m x 2.4m). If a greenhouse will be situated within 2 metres of a dwelling house boundary, the maximum height is not to exceed 2.5 metres.
Please note, sheds and greenhouses must not be placed against any fence or structures.

Category C - will not be permitted

Consideration will be given if the request is following an Occupational Therapist referral.

  • Extensions
  • Knocking walls down
  • Remove outhouse(s)
  • Loft conversion
  • Installing a loft ladder
  • Boarding a loft/using a loft space.
  • Stud walls
  • Porch
  • Painting kitchen cupboards/cupboard doors and pre-finished front & rear (composite) entrance doors etc.
  • Fireplace / log burner
  • Pond
  • Aerials to blocks
  • Photovoltaic or solar Ppanels

Please note

If you do any alterations without our approval, you will be in breach of your tenancy agreement which may lead to action being taken. Permissions are granted subject to numerous terms and conditions such as, having a clear rent account, no tenancy breaches, etc. We also do not grant permissions whilst residents are on a starter tenancy.
