We’re pleased to share a strong update on our development programme for 2025/26, which has seen us exceed delivery targets while continuing to focus on quality, sustainability and customer satisfaction.

Over the year, we completed 215 new homes, outperforming our target by 15%. These homes are helping more people access affordable housing across the communities we serve and demonstrate continued momentum in delivering against our strategic objectives.

The homes delivered reflect a balanced mix designed to meet different housing needs. Of the total, 24% were for social rent, 41% for affordable rent, and 35% for shared ownership, supporting residents at different stages of their housing journey.

Alongside this, we maintained a strong focus on rural communities. During the year, 28 homes (13%) were delivered in areas with populations of under 3,000 people, exceeding our target of 10%. This investment reinforces our commitment to supporting smaller communities and ensuring access to affordable housing across all areas.

Energy efficiency remained a key priority. We want our homes to be affordable to run as well as to rent or buy, and we’re pleased that 97% of new homes achieved an Energy Performance Certificate rating of A or B, exceeding our 95% target. This high standard supports lower energy use, reduced carbon emissions and lower running costs for our residents. Two semi detached properties with a green lawn at the front with EV charging points.

Our development programme continues to be strengthened through partnership working. During 2025/26, we secured £2.84 million in funding from Homes England and local authority partners, helping to enable the delivery of new affordable homes and strengthen our development pipeline.

Customer feedback continues to highlight the quality of our new homes. Over the past 12 months, 100% of respondents told us they were satisfied with their new home, based on a 61% response rate. Build quality has also remained consistently high, with an average of just two defects per home recorded during the 12‑month defect period.

Commenting on the year, our Executive Director of Development, Julie Porter, said:

“Our focus is always on delivering high‑quality homes that meet the needs of our residents and communities. This year’s results show strong performance across all areas, exceeding our delivery target, maintaining excellent build quality, and achieving outstanding customer satisfaction. I’m proud of what our teams and partners have achieved, and we remain focused on continuing this momentum as we look ahead.”

Overall, 2025/26 has been a strong year for our development programme. We’ll continue to focus on delivering high‑quality, energy‑efficient homes and supporting the communities we serve as we work towards our longer‑term ambitions.
